Some leaves are crispy all around the edge and some just have crispy tips. The only other thing it could be is if its getting direct light, it could possibly be sunburn that has been intensified through a window to create the browning & then holes.Its quite normal for the stem to go brown, starting at the bottom up – this is just a sign that the plant is maturing.
